77 CHARLTON. new york
CLIENT: Toll Brothers City Living SCOPE OF WORK: Architecture SIZE: 116,000 SF LOCATION: New York, NY STATUS: Built PROGRAM: Residential
Located in Manhattan’s expanding West Soho neighborhood, 77 Charlton is a new condominium project that skillfully blends the neighborhood’s industrial past with a striking and sophisticated form for residential living. Comprised of two fifteen story towers on a through-block site fronting Charlton and King Streets, 77 Charlton features 161 condominium residences with 12’ ceilings and a full range of modern amenities, including a 14th floor sky lounge and terrace, pool and fitness center, pet spa, children’s play room and parking garage. A landscaped courtyard connects the two towers and serves as a refuge from the speed of the city.
The building’s façade is defined by a rational grid of masonry and oversized fenestration. The composition of Peterson handmade Danish brick, glass, and metal are a modern interpretation of the neighborhood’s Printing District vernacular, which features large window openings and high ceilings. Set-backs at several levels break the geometry of the building and provide opportunities for private outdoor terraces.
